The City Planning and Zoning Commission met on the 17th in regular session to work through their agenda. They began by approving the minutes of their last meeting before jumping into public hearing and action. Two action items, a Conditional Use Permit and a Preliminary Plat, were placed before the Commission regarding a proposed housing development.

The development is proposed to contain a total of 254 dwelling units and would be located on Smith Road between South 5th West Street and South 14th West Street. After presentations from Brock Cherry and the applicant, a public hearing was opened to hear from members of the community. A handful of concerns were voiced including water, school capacity, and traffic concerns.

One primary concern was brought up by legal counsel for the city; the preliminary plat presented fails to meet city ordinance standards for yard setbacks. Without an ordinance change, the plat could not be approved by the commission. Ultimately, after much deliberation, the commission voted to approve the development’s conditional use permit, but deny its preliminary plat pursuant to its violation of city ordinance.

Following this, the Commission proceeded to old business, approving all of the findings of fact listed on the agenda before adjourning.
